When will I incur early repayment charges (ERCs)?

Early repayment charges (ERCs) are only applicable on certain mortgage products and these are detailed in the product terms and conditions. 

If you have a product where ERCs are payable, they are charged on any capital payments over £499.99 made to your mortgage up until the maturity date of your current mortgage product. 

Please check your product terms and conditions for details on ERCs and the maturity date or call us if you cannot locate this information on 0345 734 4345 (8am - 6pm Monday to Friday, excluding bank holidays).

How much can I overpay?

If your product has an early repayment charge (ERC) you can pay up to a maximum of £499.99 per calendar month without incurring ERCs. There is no limit to the amount you can overpay if your product does not have any ERCs.

What is a discharge fee and how much is it?

This is the administration fee for removing the Society’s Legal Charge from your property at the Land Registry – these were previously known as “Exit Fees”.

Our current discharge fee is £125.00.

How can I find out what my mortgage balance is?

You can find out what your current mortgage balance is by contacting us on 0345 734 4345 (8am - 6pm, Monday to Friday excluding bank holidays).

I would like to repay my mortgage. How would I do this?

The first thing you need to do is request a redemption statement. This will show the amount payable at an agreed date, which should be the date you will have the cleared funds available to repay your mortgage. 

For a redemption statement, simply contact our Customer Service department on 0345 734 4345 (8am - 6pm, Monday to Friday excluding bank holidays).

How can I see a copy of my deeds?

We can provide copies of the relevant pages, however there may be a small charge for this. If we hold your deeds we can also arrange for you to view the document at your nearest branch.

Can I change my insurance provider?

Yes, if your buildings insurance is paid with your monthly mortgage payment then you should contact us at your earliest convenience.

If you pay your insurer directly then please contact your provider.

I want to make a change to my mortgage. How do I go about doing this?

If you wish to amend the term of your mortgage, convert from interest only to repayment, choose a new mortgage scheme or enquire about further lending then you should contact us to discuss your requirements with a mortgage adviser. 

Once we have more information, we will be able to help you.

If I move home during the term of my scheme can I transfer this to my new home?

All of our existing products offer portability as an option; this means you can transfer the balance of your existing mortgage to your new home. 

The product terms and conditions will still apply. In order to start this transfer please contact us on 0345 734 4345 (8am - 6pm, Monday to Friday excluding bank holidays).

I am thinking about letting my property. How do I go about doing this?

If you wish to let the property on which the mortgage is secured, then you must obtain the Society’s consent. We will issue you with a lettings request form, which you should complete and return to us. If we grant you consent your interest rate may be increased and an administration charge will apply.

Can I have a payment break?

No, you are not able to take a payment break, however should you be experiencing difficulties making your mortgage payment please contact our Mortgage Support department on 0345 702 3083 as soon as possible.

I have an endowment policy maturing soon. What should I do?

You may receive an information pack from the provider for your endowment policy approximately 4 – 6 weeks before maturity. You should sign the relevant documents and forward them to us at: Newcastle Building Society, Principal Office, 1 Cobalt Park Way, Cobalt Business Park, NE28 9EJ.

In all cases, however, you should contact us so we can begin the maturity process on your behalf.

What if my endowment is likely to have a shortfall and won’t be enough to repay my mortgage?

If you feel this may be the case, you should contact us at the earliest opportunity in order to discuss options available to you. This will help you plan the next steps.

What happens if my mortgage term is coming to an end and I'm unable to pay?
