Switching your mortgage

If your current mortgage product is ending soon, here is what you need to know about choosing your next one.   

Switching your mortgage with us is easy 

  • You could switch up to 3 months before your current mortgage product ends, without paying early repayment charges.
  • We offer exclusive rates for existing customers. 
  • In most cases, we won’t need to check what you earn or spend again unless you want to borrow more or change how long your mortgage term lasts.  

How it works

Step 1: We will write to you 

Around 16 weeks before your mortgage product ends, we’ll send you a letter. Most people can switch to a new product with us online. If you are eligible to switch online your letter will include the code you need. If your letter does not have a code it means you just need to give us a call to switch to a new product. 

You can find more help on this further down the page. If you need more time to decide, don't worry. We’ll send reminders as your mortgage product end date gets closer.

Step 2: Choose your new mortgage product

If you are confident you don't need advice, you can look at our existing mortgage products and choose the one that suits your needs. If you didn't receive a code, you can call us on 0345 601 0014* to ask a member of the team to switch you to your chosen product. You can also secure a new rate now, and change your mind up to 2 weeks before your new product starts.

Or, you can speak to your mortgage broker if you used one. They have access to all our existing customer products.

If you do not choose a new mortgage product, when your current product comes to an end you will automatically move to our Standard Variable Rate (SVR)

Important notice: Changes in the market 

Ongoing market changes mean our products and interest rates can change quickly.  

Some products may only be available for a short time. If you see a product that works for you, we suggest acting as early as possible to avoid disappointment.  

Key dates  

To start your new rate in the month after your current mortgage product ends, we must receive your request for your new product at least 2 weeks before your current product ends. You have 2 weeks to change your mind before your new rate and monthly payment are set. If we receive it later, the new rate may not start until the following month. 

You can also switch up to 3 months before your current mortgage product ends, without paying early repayment charges.

Switching before your mortgage product is ending

You don’t need to wait for your current product to end before looking at your mortgage. 

If you are more than 4 months away from your current mortgage product ending, our Mortgage Advisers can still talk you through your options. This includes whether you can make changes to your current mortgage, such as taking it with you to a new home, borrowing more, or changing your mortgage term. Lending is subject to affordability checks. 

You can book an appointment by completing our online form, or by calling us on 0345 601 0014* (Monday to Friday, 8am to 6pm). Mortgage Adviser appointments are available Monday to Friday, 8am to 8pm, and Saturday, 9am to 3pm.  

Switching when you’re on our Standard Variable Rate or don’t have a code 

You won’t be able to switch online if:  

  • You are on our Standard Variable Rate (SVR)
  • You have more than one mortgage product with us. 
  • You think the property value we have used is wrong. 
  • Something in your life has changed, such as your job or income. 
  • You want help choosing a new mortgage product. 

If you want to choose a new mortgage product without getting advice, call 0345 601 0014* (Monday to Friday, 8am to 6pm). 

If you are not sure which product is right for you, or your situation has changed, you may need mortgage advice. You can:

Switching your mortgage FAQs

My mortgage is on Standard Variable Rate (SVR). What does this mean?  

SVR is our standard variable interest rate. It can go up or down, and your monthly payments will change with it. This can happen even if the Bank of England rate stays the same. 

SVR gives you flexibility to switch mortgage products or make unlimited overpayments without charges. However, this rate is usually higher than our other mortgage products.

Other mortgage products within our range do include the option to make overpayments. These are capped at 10% per year, plus the option to make regular overpayments of £499.99 per month. You can find out how to do this on our managing your mortgage page. 

I’m on Standard Variable Rate (SVR) and want to choose a new product. How do I do this?

 If you are not sure which product is right for you, or your situation has changed, you may need mortgage advice. You can do this by completing our online form to book an appointment. Or, by calling our mortgage team on 0345 601 0014* (Monday to Friday, 8am to 6pm).

I didn’t receive a code in my reminder letter. What should I do?

Some customers can't use our online portal. This can depend on your mortgage type, or if anything has changed with your mortgage. If you haven’t received a code, call us on 0345 601 0014* and we can help. Lines are open Monday to Friday, 8am–6pm.

Can I choose a new product now and change it later if rates change?

Yes. The government’s Mortgage Charter lets you choose your next product up to 6 months early. 

You can change your chosen product up to 2 weeks before your current one ends by calling 0345 601 0014* (Monday to Friday, 8am to 6pm). If we get your request after this date, your new rate will start the next month.  

If you’d like your new rate to start sooner, you can ask us to start it up to 3 months before your current product ends. You won’t have to pay an early repayment charge. Call us on the number above and we’ll set it up for you. 

Our products can change often. Rates can go up or down, and products may no longer be available. 

When will I move on to the new rate? 

If you want your new product to start after your current one ends, it will begin the next day.  

However, we must receive your request for your new product at least 2 weeks before your current product ends. You have 2 weeks to change your mind before your new rate and monthly payment are set. If we get your request after this date, your new rate will start the next month.
